All properties for sale are usually advertised on the website and occasionally on the property board in the office. We drive traffic to the site by our various advert media available.
There are quite a number of ways in which an agency relationship may be contrived, after which an instruction or brief is given and received. It is the accepted norm in El-Synergy Properties to accept all briefs and instructions in writing (by a formal letter stating how we should act on a client’s behalf OR by us initiating a letter from our office confirming the instructions we have received from you). This can be done via hard copy letter or an e-mail to us.
Once we receive a response, i.e. a letter (correspondence) is exchanged between our firm and the property owner or prospective buyer, we shall open a file for the particular property where all transaction details will be duly recorded. We usually also advice our clients (buyer or seller) to do same for record purposes.
In the case of a vacant but developed property, we advice the landlord/lady to provide security on site if the place is not presently occupied by owner or tenants. This is very essential especially for properties with vandalisable/valuable items, fixtures and fittings like (air conditioners, door knobs, electrical, plumbing, windows, wardrobe handles, e.t.c.).
We believe in constant update and communication, correspondence from the first call to indicate interest till a deal is closed. This is to foster transparency and keep you abreast of present realities and any new information. Up-to-date information is our style because we never want you in the dark. We keep you informed first-hand of every and all related proceedings in the transaction(s).
For the prospective buyer, when sufficient interest is shown in a property(-ies), we will arrange for a joint inspection with you or a representative who could be a relative or friend or legal representative to view the property (-ies) physically and give validity to our description and send (inspection) report back to buyer.
Next is for you to request for documents for search with the Ministry of Lands or the relevant development authority. This is to help you ascertain that the said property has no encumbrances and legal or state interest.
Once the search is satisfactory to you, the next stage is drafting of documents that exchanges titles from seller to buyer. Once titles are gone through and deemed good, signatures are appended and payment made.
Be rest assured that we at El-Synergy Properties work with you to ensure that every aspect of documentation is done properly and in the shortest possible time. Until titles are transferred to buyer, our fiduciary duty to you is not over.
An aspect of transactions is the agency commission. We are paid for our role in deals. Five (5%) percent of the total sum is paid us by the buyer and ten (10%) is paid us by the seller.
